Here Are The Basics You'll Need To Know

  3. You are responsible for obtaining your own clients.
  4. You work from home and rarely meet clients in person. For your convenience, you may at any time use our office to meet your clients.
  5. Good command of the English language and basic math skills are mandatory.
  6. A criminal record is fine as long as it doesn't involve fraud, theft, etc.
  7. You must now complete certain educational requirements to become a mortgage agent. Details can be found at fsco.gov.on.ca. You can begin servicing clients as soon as we register you. You will earn while you learn. You will work under our license and we will train you as we go. The training is free of charge.
  8. You require a computer, printer, and fax machine on a dedicated line.
  9. We strongly recommend that you have a cellular telephone.
  10. Agents must obtain a webpage for business development and mortgage application purposes. Trillium Mortgage will pay all monthly hosting and email costs. There is a one-time $150.00 + gst set up charge. Click here for complete details.

  12. You can work as a mortgage agent full-time or part-time.
  13. If you have another full-time job during the day which prevents you from answering the phone for mortgage clients, we suggest that you do not become a mortgage agent. You will be unsuccessful in that mortgage clients (especially those calling from advertising) do not like leaving voicemail messages.
  14. Licence registration costs $275.00 per year, pro-rated to a March 2010 year end. In other words, if you are signing up on July 1, 2008, you must pay the Financial Services Commission of Ontario $482 (21 months). After March 2010, licenses will be renewed every two years for the fee of $550.
  15. Errors and Omissions insurance is $275.00 per year payable to Trillium Mortgage in cash or certified funds. The fee will be pro-rated to March 2010, to coincide with license renewal. In other words, if you are signing up on July 1, 2008, you must pay Trillium Mortgage $482 (21 months). After March 2010, Errors and Omissions insurance will be renewed every two years for the fee of $550. Unlike most other mortgage brokers, our insurance is a bargain in that it does not require you to pay an additional fee for special membership to an association.

  17. You will also be asked to provide Trillium Mortgage with a deposit of $1,000 in cash or certified funds. This deposit is FULLY REFUNDABLE when you close your first deal. If you are one of those rare agents who do not close a deal within 12 months, we will revoke your agent's license. The deposit will then be applied towards the cost of your credit bureaus, and we will keep the remainder as compensation for you wasting our time with your ineptitude.
  18. The only additional up-front cost is that for printing business cards (just over $100 per thousand, with full colour logo and contact info on the front, and black and white list of services on the back). If you wish, you may instead print your own cards, provided that they at least include the name of our company and our head office address.
  19. The only ongoing servicing costs are those for credit bureaus ($2.20 - $2.75 per applicant).
  20. Unless you have a pre-existing referral source, we strongly recommend that for the first few months you spend at least $500 per month on advertising. We will assist you free of charge in designing your ads and putting together an appropriate marketing campaign.
